Hi, I’m Irfan, the owner of Payinless Property.

I provide lettings and property management across Hertfordshire and North London, offering landlords a personal, hands-on service they can rely on.

Payinless Property is an owner-led business. When you work with me, you deal directly with the person responsible for advising you, overseeing the management of your property and making sure important details are never overlooked.

How I found my way into property

I was raised in Kenya, studied Chemical Engineering at the University of Nottingham in Malaysia, and now live in Hemel Hempstead with my wife and two daughters.

My career took me into property, first in Nairobi and later in London. Over the years, I gained valuable industry experience and saw both the benefits of good property management and the problems that arise when communication, responsibility or attention to detail fall short.

I started Payinless Property because I wanted to offer something more personal.

For me, property management is not simply about collecting rent or arranging a contractor when something breaks. It is about protecting an important asset, understanding the legal requirements, supporting the tenancy and being available when someone needs help.

Landlords often come to me because they want someone they can trust to take responsibility for the details.

Some are renting out a property for the first time. Others live overseas, have demanding careers or own several properties and need reliable support. Whatever the circumstances, I take the time to understand what matters to each landlord and how involved they want to remain.

You will have one consistent point of contact. I will oversee the work personally, keep you informed and give you straightforward advice when a decision needs to be made.

That does not mean promising that property will always be problem-free. It means dealing with issues properly when they arise and taking reasonable steps to prevent avoidable problems in the first place.

From tenancy documents and safety certificates to rent reviews and maintenance records, I pay close attention to the information that protects both the property and the landlord.

Clear and honest advice

I will explain your options in plain language and tell you when I believe something needs to be addressed. I will also be honest if I do not think a particular service or approach is right for you.

Proactive property management

Good management is not only about responding to problems. It includes monitoring important dates, maintaining clear records, carrying out Property Care Visits and addressing concerns before they become more serious.

Fair treatment

I believe landlords and tenants should both be treated fairly and with respect. A well-managed tenancy depends on clear expectations, sensible communication and everyone understanding their responsibilities.

One person who takes responsibility

You will not be passed between departments or left wondering who is dealing with an issue. I remain personally involved and accountable for the service you receive.

Lettings and property management

I help landlords across Hertfordshire and North London, including Hemel Hempstead, Watford, St Albans, Harpenden, Berkhamsted and surrounding areas, as well as parts of North London.

My services include Comprehensive Property Care, Rent Collection and a Landlord Advisory Service for landlords who want professional guidance while remaining involved in managing the property themselves.

The aim is not simply to find a tenant. It is to put the right foundations in place, manage the tenancy properly and protect the landlord’s position over the longer term.

Property sales through a secure auction route

I also help property owners who are considering selling through auction.

Auction may be worth exploring where a property has struggled to sell, a previous sale has fallen through, the property is tenanted or unusual, or the owner needs a clearer route towards completion.

This service is available nationwide. I will first listen to your circumstances and help you consider whether auction is suitable. It will not be the right route for every property, and I will tell you honestly if I believe another approach would be better.

Professional standards matter

Lettings involves significant financial, legal and practical responsibilities. I take those responsibilities seriously and continue to invest in my knowledge of the rules affecting landlords and rented property.
